Selling
Selling a property in need of refurbishment
Roof, heating, windows or pipes are showing their age? You do not have to refurbish first. We also buy property that needs modernising – refurbishment is part of our work.
Sell instead of refurbishing yourself
A full refurbishment ties up time, capital and nerves: obtaining quotes, coordinating tradespeople, informing tenants, applying for subsidies. Many owners therefore decide to sell the property in its current condition.
We have our own property portfolio and experience with refurbishment, modernisation and the development of rental property. A building does not have to be fully refurbished to be of interest to us.
Typical situations
- Older apartment building with a backlog on the roof, façade or windows
- Outdated heating system or pipes
- Individual flats are empty because they would need renovating first
- Period building with development potential, for example in the attic
Honest assessment instead of glossing over
For a realistic offer it is important to discuss the condition openly. Photos and existing documents – for example on earlier modernisation, the energy performance certificate or known defects – help us to assess your property quickly.
When selling, the seller must present a valid energy performance certificate to the buyer (German Buildings Energy Act, GEG). If there is none, it can be prepared before the sale.
Questions and answers
Frequently asked questions
Is it worth renovating before the sale?
That depends on the individual case. For us as the buyer, renovating before the sale is not necessary: we assess the property in its current condition and plan the modernisation ourselves.
Do you also buy buildings with vacancies?
Yes. Vacancies, older leases or a need for modernisation are not fundamental exclusion criteria for us.
